AI for Cleaning Businesses: 9 Jobs an Agent Does, From Quotes and Rotas to Getting Paid
AI for cleaning businesses in 2026: what domestic, commercial, end-of-tenancy and window cleans cost, nine jobs an agent does from the ten-minute quote and the route-planned rota to invoices, chasing and the COSHH pack, what Bark, Checkatrade, Jobber, ZenMaid and Tradify charge, the legal basics to start, and four prompts that set it all up.

The British Cleaning Council's 2026 research report counts 78,915 cleaning businesses in the UK, employing 1.51 million people and worth nearly £72 billion a year, and 83% of those businesses have fewer than ten staff. Most of them are run from a phone: quotes typed at 10 pm, jobs confirmed on WhatsApp, a rota in someone's head, invoices sent when there is a quiet half hour, and a £60 end-of-tenancy balance chased three times. The cleaning is the easy part.
This guide is about the other part. It shows what AI for cleaning businesses does in 2026: nine jobs an agent takes on, from the quote that goes out in ten minutes to the rota that counts travel time, the invoice that chases itself, and the compliance pack that keeps the insurer and the inspector happy. It has the 2026 prices customers expect to pay, what the lead platforms and the cleaning apps charge, the legal basics for anyone starting out, and the four prompts that set it up. Everything was checked on 21 October 2026.

What a clean costs in 2026
| Job | Typical price (21 October 2026) | London and the South East |
|---|---|---|
| Domestic cleaning, per hour | £13 to £25 an hour, about £25 for an independent cleaner on Checkatrade's guide, £27.50 through an agency | £20 to £28 |
| Commercial or office cleaning, per cleaner per hour | £18 to £25, with £15 to £30 at the edges (MyJobQuote, 15 October 2026) | £20 to £35 |
| End-of-tenancy clean, 2-bedroom | £200 to £300 (Fantastic Services guide) | £250 to £375 |
| Carpet cleaning, per room | £25 to £40 | £30 to £50 |
| Window cleaning, outside of a house | £20 to £35 for a 2-bed terrace, £20 to £40 for a 3-bed semi, £35 to £60 for a 4-bed detached (MyJobQuote, 6 October 2026) | Towards the top of each range |
The ranges are wide because the work is: a regular two-hour clean of a flat and a one-off oven, carpets and windows job are different products. The agent in prompt 1 prices by room count, job type and travel, so the quote is consistent and the margin is known before the van leaves.
The 9 jobs an agent does
1. The quote, in ten minutes, as a PDF
Message to send
You are the admin for Bright Step Cleaning in Leeds. Price list: regular domestic clean £22 an hour with a 2-hour minimum, deep clean £28 an hour, end of tenancy from £200 for a 1-bed up to £420 for a 4-bed, oven £65, carpet £30 a room, inside windows £3 each. Add 20 minutes of travel at £11 per job beyond 5 miles of LS6. When I send you a customer's address, rooms, job type and any extras, draft a quote as a PDF with the breakdown, the total, what is included and not included, the cancellation terms (24 hours' notice, otherwise 50%), a 20% deposit for one-off jobs over £150, and a two-line message I can send with it. Keep every price to the list unless I say otherwise.
You create a free account first (an email address is all it takes, no card). Your message is kept and sent the moment you are in.
2. The booking page and the reminders
Customers book a slot on a page on your own domain, pay the deposit by card and get a reminder the day before with a cancel link, which is the difference between a cancelled job and an empty van. The booking system guide covers the page, the deposit and the reminders in one prompt.
3. The rota and the route
Message to send
Build next week's rota for Bright Step Cleaning. Cleaners: Dana (Monday to Friday, drives, holds keys for the Headingley clients), Marek (Tuesday to Saturday, bus, no keys), Priya (Monday, Wednesday, Friday mornings only). Jobs: the attached list with addresses, durations, access notes and customer windows. Rules: group jobs by area, allow travel time between jobs and count it as paid time, nobody over 8 hours a day, a 30-minute unpaid break after 5 hours, key-holder jobs only to Dana, and send each cleaner their day as a message at 7 pm the night before with the addresses, the access notes, the checklist and the customer's phone number.
You create a free account first (an email address is all it takes, no card). Your message is kept and sent the moment you are in.
The rule in that prompt about travel is not optional: GOV.UK's minimum wage guidance, updated 6 January 2026, says time spent travelling between assignments counts as working time for the National Minimum Wage, so the cleaner who drives from Headingley to Roundwood is paid for the drive. At the National Living Wage of £12.71 for anyone 21 and over since April 2026, a rota that ignores the travel is a rota that underpays.
4. Keys, access and the checklist for every property
A property sheet per customer: the alarm code, where the key safe is, the dog, the products the customer does not want used, the rooms to skip, and the photos from the last visit. The agent sends the right sheet to the right cleaner with the day's rota and keeps a log of who held which key when, which matters because lost keys are an optional cover on most cleaning policies and the insurer will ask.
5. Invoices and getting paid
Message to send
When a cleaner marks a job done and sends the after photos, create the invoice from the quote, attach the photos, and send it to the customer with a SumUp or Stripe payment link. For regular domestic clients, invoice weekly on Friday. For business clients, invoice on completion with 14-day terms and add the line about statutory interest at 8% above the Bank of England base rate for late payment. Chase at 7 days with a friendly note and at 14 days with a firm one, copy me on both, and send me a Monday list of everything unpaid over 14 days.
You create a free account first (an email address is all it takes, no card). Your message is kept and sent the moment you are in.
A SumUp link costs 1.69% in person on a reader and a flat rate online; a Stripe payment link is 1.5% plus 20p on UK cards with no monthly fee. The invoice guide covers what a UK invoice must show.
6. Reviews and repeat bookings
A review request the day after a one-off job, a drafted reply to every review within 24 hours, and a message to one-off customers six weeks later offering a regular slot. The bad review reply templates cover the one-star Tuesday.
7. Finding customers without burning the lead budget
Bark sells leads in credits at £1.80 each, with a cleaning lead typically costing 5 to 8 credits, about £7 to £14 plus VAT, and credits bought since November 2025 expire after three months. Checkatrade's Approved plan is £30 a month with no leads included, its Growth plan is from £59 a month on a 12-month term, and members report spending £100 to £300 a month all in. Those are fine for the first ten customers. After that, the cheaper leads are the ones that find you: a page on your own domain, a Google Business Profile with the areas you cover and photos of real jobs, and a review request after every clean. The agent builds the page, drafts the profile and sends the requests. The local trade leads guide has the full plan.
8. The compliance pack
Message to send
Build a compliance folder for Bright Step Cleaning: a COSHH assessment for each product on the attached list using the manufacturer's safety data sheet (dilution, storage, gloves, what to do if it is splashed), a general risk assessment for domestic cleaning covering working at height on step ladders, wet floors, manual handling of vacuum cleaners and dermatitis, a lone-working procedure with a check-in message at the end of each job, a key-handling policy, and a diary with the renewal dates for public liability, employers' liability, the waste carrier registration and each cleaner's basic DBS certificate. Plain English, one page per document, dated, with a review date in 12 months.
You create a free account first (an email address is all it takes, no card). Your message is kept and sent the moment you are in.
HSE's cleaning industry guidance covers the real hazards: diluting concentrates, storage, gloves and dermatitis, and the assessment above is what an inspector or an insurer expects to see.
9. The weekly numbers
Every Monday: hours worked against hours paid per cleaner, revenue per job against the quote, travel time as a share of paid time, cancellations and who cancelled, unpaid invoices, and the three customers who have not rebooked. The agent reads it off the rota and the invoices; nobody opens a spreadsheet.
What the cleaning apps charge
| App | Price (21 October 2026) | Notes |
|---|---|---|
| Jobber | Core $49 a month, or $29 a month paid yearly; 1 user included, extra users $29 each | 14-day trial; priced in US dollars |
| ZenMaid | Starter $19, Pro $39, Pro Max $49 a month | Built for maid services; 14-day trial |
| Tradify | Lite £34, Pro £37, Plus £44 per user a month | UK pricing; 14-day trial |
| Jobbit agent | Free plan, 100 credits a day; Go £7 a month with 2,000 credits and hosting on your own domain | Quotes, rota, invoices, chasing, compliance and the booking page from one set of instructions |
The apps are good at scheduling and invoicing and charge per user. The agent does those two jobs plus the quote, the chasing, the compliance folder, the website and the Monday numbers, and the price does not rise when the third cleaner starts.
Starting up: the legal basics
- No licence. There is no licence to run a cleaning business in the UK. Register for Self Assessment once you earn over £1,000 in a tax year, or form a limited company for £100 online since 1 February 2026.
- DBS checks. A basic DBS check costs £20 since 5 October 2026 and the cleaner applies for their own. Enhanced checks (£41) apply only to eligible roles such as cleaning in care homes or schools; a cleaner in private homes is usually not eligible, so the basic check plus references is the standard.
- Waste. Carrying only the waste you produce yourself is the free lower-tier registration. If you take customers' waste away, you are most likely an upper-tier carrier, which costs £191.02 for three years in England.
- Insurance. Public liability for cleaners starts at £5.61 a month at Simply Business (the price 10% of its cleaning customers paid between January and June 2026, with an average claim of £1,945) and from £5 a month at Markel. Employers' liability is compulsory from the first employee, at £5 million, with fines of up to £2,500 a day without it. Add cover for lost keys and for damage to customers' property, which most insurers list as options.
- Pay. £12.71 an hour for 21 and over, travel between jobs paid, a 20-minute break on any day over six hours. The first employee guide covers the rest when you hire.
How an AI agent differs from a cleaning app
ChatGPT, Claude, Gemini, Microsoft Copilot, Manus and Meta's Muse will all draft a quote if you paste your prices. Jobbit runs the business around the cleaning:
- It prices and sends the quote from your list, with the deposit and the terms.
- It builds the rota by area with travel paid and keys to the right person, and messages each cleaner the night before.
- It invoices from the quote and chases, with the payment link in the message.
- It keeps the property sheets, the key log and the compliance folder up to date.
- It builds the booking page and the website on your own domain and sends the review requests.
- It gives you the Monday numbers without a spreadsheet.
A first-week plan
- Day 1. Write your price list and your rules in one message. Run prompt 1 and quote the next enquiry with it.
- Day 2. List your cleaners, their days, their transport and the keys they hold. Run prompt 2 for next week.
- Day 3. Connect SumUp or Stripe. Run prompt 3. Invoice last week's jobs through it.
- Day 4. Photograph the products you use. Run prompt 4. Put the insurance and DBS dates in the diary.
- Day 5. Ask the agent for the booking page and the Google Business Profile text. Send a review request to the last ten customers.
Set up the quotes, the rota and the invoices on the free plan: 100 credits a day, no card.

Frequently asked questions
How much should a cleaning business charge per hour in 2026?
Domestic cleaning runs £13 to £25 an hour across the UK, about £25 for an independent cleaner on Checkatrade's 2026 guide and £27.50 through an agency, with £20 to £28 in London and the South East. Commercial cleaning is £18 to £25 per cleaner per hour, £20 to £35 in London. Price one-off jobs by the job: an end-of-tenancy clean of a 2-bed is £200 to £300, carpets £25 to £40 a room.
Do I need a licence to start a cleaning business in the UK?
No. Register for Self Assessment once you earn over £1,000 in a tax year, or form a limited company for £100 online. You do need employers' liability insurance of £5 million from the first employee, a waste carrier registration if you remove customers' waste, and public liability cover, which starts at around £5 to £6 a month for cleaners.
Do cleaners need a DBS check?
Not by law for private homes, but most customers and agencies expect one. A basic DBS check costs £20 since 5 October 2026 and the cleaner applies for it themselves. Enhanced checks, at £41, apply only to eligible roles such as care homes or schools.
Does travel time between cleaning jobs count as working time?
Yes. GOV.UK's minimum wage guidance, updated 6 January 2026, says time travelling between assignments is working time, so it must be paid at least the National Minimum Wage. The commute from home to the first job is not. An agent on Jobbit builds the rota with travel counted and paid.
Is Bark or Checkatrade worth it for a cleaner?
For the first ten customers, often yes: a Bark cleaning lead costs about £7 to £14 plus VAT in credits, and Checkatrade's Growth plan is from £59 a month on a 12-month term. After that, your own booking page, a Google Business Profile with real photos and a review request after every clean bring cheaper customers who already know your name.
Can an AI agent run the admin for a cleaning company?
Yes. Give an agent on Jobbit your price list, your cleaners and your rules and it quotes, builds the rota by area with travel paid, sends each cleaner their day, invoices from the quote, chases late payers, keeps the property sheets and the compliance folder, and sends you the Monday numbers. The free plan covers a small team on 100 credits a day; the Go plan at £7 a month hosts your booking page on your own domain.
What insurance does a cleaning business need?
Public liability, from £5.61 a month at Simply Business or £5 at Markel, for damage to a customer's home or injury to a visitor; employers' liability of £5 million the moment you employ anyone, with fines of up to £2,500 a day without it; and the optional covers for lost keys and damage to customers' property that most insurers offer. Keep the renewal dates in the compliance diary the agent builds in prompt 4.
